🧮 Calculations & Accuracy

4. Why does my bank's quote differ slightly from the calculator result?

While our calculators use standard financial amortization formulas, slight variations can occur due to:

  • Day-Count Conventions: Some lenders calculate interest using 360 days per year instead of 365 days.
  • Specific Fees: Banks may bundle origination fees, administrative charges, or escrow adjustments directly into loan calculations.
  • Compounding Frequency: Mortgages in certain countries (e.g., semi-annual compounding in Canada vs. monthly compounding in the US) follow different regional standards.

5. What does an Amortization Schedule show?

An amortization schedule breaks down every periodic loan payment over time into two parts: principal repayment and interest charges. In early payment cycles, a larger portion goes toward interest; as the loan balance decreases over time, more of each payment goes directly toward paying off the principal.

6. What is the difference between Simple Interest and Compound Interest?

Simple interest is calculated only on the original principal amount. Compound interest is calculated on the principal PLUS all accumulated interest from previous periods—essentially "interest on interest."

7. Does the Mortgage Calculator include property tax and insurance?

Our baseline mortgage calculator focuses on principal and interest (P&I). Depending on your inputs, you can factor in property taxes, homeowner's insurance, and Private Mortgage Insurance (PMI) to estimate your full monthly PITI payment.

8. Are you a lender or loan broker?

No. LoanCalcCenter.com is an independent educational web platform. We do not issue loans, process credit applications, or provide personal financial advisory services.
